A new 150-acre development aims to make Buffalo Bayou the River Walk of Houston.
The new project, East River, will give visitors stunning views of the city. It will be a combination of retail, office buildings, and residential properties, including 360 apartments.
The first of four phases of construction on the project will begin during the summer. The sprawling complex is the largest redevelopment site within the 610 loop. It is designed to be a functional outdoor shopping and recreational space.

“We are really focused on creating a very walkable, inviting, outdoor environment in all our project,” said Anna Deans with Houston-based developers Midway.
The site will take advantage of its location next to the bayou by linking up to hiking and biking trails. The complex will also have plenty of green space for residents to enjoy. The Buffalo Bayou is already home to walking and biking trails, some with recent art installations.
The site is in Fifth Ward, across from Minute Maid Park, with Buffalo Bayou running along its south side. As close as it is to the bayou, a common concern that people might have is whether the area will flood, especially during hurricane season.
Developers took that concern into account. They say that the area did not flood during Hurricane Harvey. They worked with local and federal officials to ensure it will not be badly affected by floods in the future.
“We are very fortunate. While it seems counterintuitive being located on the bayou, it is actually high and dry,” said Deans.
Construction on the project, like many things, was delayed due to the Covid-19 pandemic. As a result, the project’s start date is somewhat later than expected.
Until construction does begin, visitors to the redevelopment site will find a huge mural perfect for selfie-taking and a makeshift drive-in theater for socially-distanced fun.
The project will take several years to complete, but eventually, Buffalo Bayou will be home to its own River Walk experience.
